We are seeking a Space and Occupancy Manager to join our Portfolio Management team, reporting to the local Portfolio Planning Lead. In this role you will support the planning of existing Netflix offices, contribute to the development of space programming for new Netflix locations, and track changes in workplace occupancy across Netflix’s evolving real estate portfolio in the EMEA region.
The Portfolio Management team is a strategic partner to the business. As part of Netflix’s Enterprise Operations team, we plan, execute, and implement real estate and spatial solutions to support Netflix's rapid growth and evolving needs as the business continues to expand worldwide.
As Space and Occupancy Manager, you will plan and analyze Netflix’s existing and planned corporate locations within the EMEA region. You will collaborate and communicate with colleagues across the global Portfolio Management team and with stakeholders from across the company.
Key responsibilities:
Liaise and build relationships with local and regional business partners to ensure their business allocation, adjacency, and spatial needs are met. Validate yearly headcount projections and short-term spatial programming/technical requirements.
Analyze, track, and report space and occupancy trends based on local headcount forecasting, organizational changes, and space requirements.
Partner with global Portfolio Management teams, including Portfolio Planning, Systems & Data, and Analytics, to strategize long-term occupancy and spatial solutions, develop workplace pilots specific to the region to support hybrid workplaces, and inform best practices for real estate decisions.
Collaborate with cross-functional local teams, including Workplace, Design/Construction, and security, to support existing sites.
Develop move scenarios in collaboration with local workplace teams.
Conduct spatial analysis to inform seating strategies and maximize space utilization.
Support change management for employees by creating, contributing, and maintaining resources to help navigate workplace strategies (such as assigned seating, flexible seating, and hybrid work).
Lead presentations for high-visibility projects for a wide range of stakeholders, including workplace standards and agile work environments.
Engage with a variety of business groups (including administrative professionals and executive leadership) on conceptual space occupancy plans and recommendations, preparing block plans or stacking diagrams as needed.
Stay informed about emerging trends and insights related to workplace strategy, design, and best practices.
Perform other duties as assigned.
This is an in-person role and not eligible for remote work
Travel up to 25% of the time
Requirements/Qualifications:
Bachelor’s degree or equivalent experience in Real Estate, Architecture, Interior Architecture, Occupancy, or Space Planning.
5 or more years of experience in workplace strategy, occupancy, and space planning.
Comfortable adapting to different work environments and collaborating in open, team-based settings.
Ability to collaborate, problem-solve, and manage multiple ongoing projects.
Proficiency in Google Suite, specifically Sheets, including advanced data manipulation and analysis skills, with the capability to effectively interpret and present data insights.
Experience with CAFM systems (preferably Serraview/Eptura)
Knowledge of accessibility requirements (such as ADA) and building codes.
Ability to read and interpret floor plans and construction documents

Demonstrated ability to work in a team-based, deadline-oriented environment.
Ability to manage complex tasks and prioritize multiple projects and competing priorities.
Ability to develop business cases and service requirements while building and managing strategic partnerships.

Demonstrated ability to produce reports/documents
