Senior Director, Real Estate Portfolio Management & Workplace Services
Job Details:
The Senior Director, Real Estate Portfolio Management and Workplace Services, is responsible for the comprehensive management of Tyson Foods’ real estate portfolio. This includes assessing risks and opportunities associated with real estate investments, evaluating and selecting properties that align with corporate objectives, executing transactions on behalf of business units, and advising leadership on real estate investment strategies. The role also oversees corporate workplace services, including cafeteria operations at two locations, mail services, the print shop, and the Tyson Foods company store. Success in this position requires deep expertise in corporate real estate, financial analysis, asset management, and local property markets.
This is an onsite role based in Northwest Arkansas; this role is not eligible for hybrid or remote work. If selected, candidate should be ready for relocation (relocation package available)Essential Duties:
- Lead the overall management of the real estate portfolio, including asset identification, site improvements, lease renewals, subleases, acquisitions, and dispositions.
- Collaborate with senior leadership to develop property management strategies, long‑term capital plans, and portfolio optimization initiatives.
- Oversee all real estate transactions—acquisitions, sales, lease terminations, renewals, negotiations, and strategic rent reductions—ensuring alignment with organizational objectives.
- Manage relationships with external partners, including authorities having jurisdiction (AHJs), community leaders, and municipal stakeholders, to support project success.
- Work cross‑functionally with Legal, Tax, Finance, and other internal teams to ensure alignment, compliance, and strategic integration of real estate activities.
- Negotiate leases, prepare transaction documentation, and support property closings while ensuring compliance with financial, legal, and regulatory requirements.
- Evaluate real estate investment opportunities, perform financial modeling, and forecast return on investment (ROI) to support strategic decision‑making.
- Oversee property management activities, partnering with internal and external stakeholders to resolve maintenance concerns, CAM issues, and regulatory approvals.
- Support capital projects, site planning, and asset lifecycle management in coordination with Tax, Legal, Finance, Facilities, and other business units.
- Facilitate property assessments and negotiations with external firms and partners to strengthen the company’s strategic position.
- Manage workplace operations, including corporate cafeterias, the Tyson Foods company retail store, mail services, and other team‑member–support amenities.
Requirements:Education/Certifications: Bachelor’s degree in real estate, business, engineering, or related field. Master’s degree preferred. CCIM or other commercial real estate certifications are preferred
Experience: 12 years of combined project, program, and portfolio property management.
Computer Skills: Advanced experience in spreadsheets, Power Point, other Microsoft Office suites and statistical analysis.
Communication Skills: Excellent verbal and written communication skills and the ability to handle all situations in a professional manner; formal presentations and public speaking to large groups on familiar work-related topics.
