The Senor Director of Industrial Acquisitions role is responsible for sourcing and executing investment opportunities, strategic partnerships, and industrial acquisitions in the Northeast region. This job is also responsible for managing acquisitions team members, setting goals and driving operational results while ensuring that all policies and procedures are followed by direct reports.
Key Responsibilities and Duties

Manages all activities surrounding the sourcing, closing and funding of industrial real estate acquisition and development transactions.

Analyzes new industrial real estate acquisition opportunities and ensures they are in alignment with the organization’s strategic and operational decisions.

Develops external relationships with key market participants, investment sales, leasing brokers and lenders.

Oversees the due diligence process for asset acquisition and property development opportunities.

Leads in Investment Committee presentations for new industrial opportunities. This includes preparation of all Investment Committee materials, presenting market and submarket fundamentals, sourcing sale and lease comparable transactions and identifying and articulating the risks and merits of a transaction.

Ensures the real estate acquisitions policies and practices of the organization are followed by team members.

Regularly works with the portfolio management and asset management teams to ensure all business objectives are being met.

Speaks with investment acquisitions panels and acts as a steward for the company.

Manages the performance of team through regular, timely feedback as well as the formal performance review process to ensure delivery of exceptional products and to foster team member engagement, motivation and development.

Required Experience:
- Minimum 5+ years of real estate acquisitions experience
Preferred Experience:
- 10+ years of industrial real estate acquisitions experience
- Established network of brokerage relationships throughout the Northeast region
- Demonstrated experience structuring and managing joint venture partnerships
- Proven track record negotiating complex contracts, with the ability to drive favorable terms while balancing risk and maintaining strong counterparty relationships
- Deep, hands-on knowledge of regional market dynamics

Base Pay Range: $164,000/yr - $200,000/yr
Actual base salary may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location. In addition to base salary, the competitive compensation package may include, depending on the role, participation in an incentive program linked to performance (for example, annual discretionary incentive programs, non-annual sales incentive plans, or other non-annual incentive plans).
