Primary Job Responsibilities
- Source and evaluate land opportunities through market research, financial modeling, and relationship-building with brokers, developers, and landowners.
- Lead negotiations and structure purchase agreements in collaboration VP of Land Acquisition.
- Oversee due diligence activities including environmental, title, and permitting reviews to assess project feasibility and risk.
- Manage multiple acquisition projects simultaneously, ensuring alignment with budgets, schedules, and strategic priorities.
- Coordinate with Land and Operations teams to support entitlements, planning, HOA creation, and project start-up.
- Monitor municipal planning activity and zoning changes to identify emerging growth corridors and regulatory impacts.
- Supervise and mentor acquisition team members, fostering professional development and high performance.
- Prepare and present acquisition packages with financial analysis, site plans, and competitive market insights to senior leadership.
- Acquire easements as may be required to entitle and develop projects.
- Perform other duties as assigned.

- Typically has advanced knowledge and skills within a specific technical or professional discipline with understanding of the impact of work on other areas of the organization.
- Typically requires a University Degree or equivalent experience and minimum 4-6 years prior relevant experience.
