Primary Job Responsibilities

  • Source and evaluate land opportunities through market research, financial modeling, and relationship-building with brokers, developers, and landowners.
  • Lead negotiations and structure purchase agreements in collaboration VP of Land Acquisition.
  • Oversee due diligence activities including environmental, title, and permitting reviews to assess project feasibility and risk.
  • Manage multiple acquisition projects simultaneously, ensuring alignment with budgets, schedules, and strategic priorities.
  • Coordinate with Land and Operations teams to support entitlements, planning, HOA creation, and project start-up.
  • Monitor municipal planning activity and zoning changes to identify emerging growth corridors and regulatory impacts.
  • Supervise and mentor acquisition team members, fostering professional development and high performance.
  • Prepare and present acquisition packages with financial analysis, site plans, and competitive market insights to senior leadership.
  • Acquire easements as may be required to entitle and develop projects.
  • Perform other duties as assigned.

  • Typically has hiring, firing, promotion and reward authority within own area, in accordance with manager review and approval.

Knowledge & Experience:

  • Requires practical knowledge in leading and managing the execution of processes, projects and tactics within one area.
  • Typically has advanced knowledge and skills within a specific technical or professional discipline with understanding of the impact of work on other areas of the organization.
  • Typically requires a University Degree or equivalent experience and minimum 4-6 years prior relevant experience.
