The Opportunity:

MIM’s Global Real Estate and Agricultural Investments maintains a portfolio invested in commercial real estate and agricultural mortgages, as well as real estate equities. In addition to sourcing and managing these investments, the groups are responsible for developing and maintaining relationships with key industry contacts and referral sources. The mortgage portfolio and equity portfolio units are organized according to specialty, and they actively manage Met Life’s portfolio of mortgage loans and equity investments in agricultural, office, apartment, retail, industrial, and hotel properties. The portfolio units are responsible for overall portfolio strategy, pricing, transaction approval and credit approval on new loans, as well as the active management of the overall mortgage and equity portfolios. Real Estate Investments sources and manages commercial real estate investments through seven regional field offices (Atlanta, Chicago, Dallas, Los Angeles, San Francisco, Washington, DC, and Whippany, NJ) and four international offices (London, Mexico City, Tokyo and Santiago).

The Debt Associate will support a local team of real estate professionals originating, closing, and managing commercial real estate loan investments on behalf of Met Life’s General Account portfolio and Investment Management and debt fund clients. Participate in the evaluation, analysis, underwriting, negotiation and closing of new debt transactions and the servicing of the existing loan portfolio.

Key Responsibilities:

  • Support the origination, underwriting, negotiation, closing, and ongoing management of a commercial real estate loan portfolio.
  • Assist with underwriting new loan opportunities by evaluating collateral, sponsorship, structure, and preparing transaction memoranda for investment committee approval.
  • Participate in loan structuring, document negotiation, due diligence, and transaction closings, coordinating with internal teams and third-party advisors.
  • Support active portfolio management, including surveillance, valuations, inspections, lease approvals, modifications, and portfolio reporting.
  • Develop market and portfolio knowledge by monitoring real estate trends, maintaining borrower relationships, and building familiarity with the regional mortgage debt portfolio.

Required Qualifications:

  • Results-driven professional with 5+ years of commercial real estate investment experience, including loan origination and analysis of complex capital structures.
  • Strong analytical expertise in property valuation, market and lease analysis, and mortgage analytics.
  • Advanced quantitative and technical skills, including proficiency with Argus Enterprise, Excel, PowerPoint, and leading real estate data platforms (e.g., Co Star, RCA, CBRE EA).
  • Effective communicator with strong interpersonal skills, able to collaborate across teams and stakeholders.
  • Team-oriented, highly organized, and disciplined, with strong work ethic and time management skills; bachelor’s degree required.

  • MBA preferred

Location Expectation: This is a hybrid role requiring a minimum of 3 days per week in office.

The expected salary range for this position is*$115,000 - $140,000**. This role may also be eligible for annual short-term incentive compensation and stock-based long-term incentives. All incentives and benefits are subject to the applicable plan terms. *
