About the role

Life Time Property Development, Construction, is the innovative and vertically integrated in-house Construction Division. We construct new buildings and remodel existing facilities to deliver luxury health and fitness destinations across the continental United States and in various parts of Canada. Projects are mainly large scale and complex, varying in size, scope, and value including, health and fitness clubs, co-working spaces, multi-family housing, and mixed-use developments. Position Summary
As a Project Manager based out of our Corporate Office, you are responsible and accountable for ensuring that each project meets the goal of being first in class, on schedule, at or below budget, safe, and promotes teamwork, communication, leadership and customer satisfaction. The Project Manager is the direct point person for the duration of the project with internal and external relationships to ensure the quality of care is executed.

Job Duties/Responsibilities

Safety

  • Implements collecting insurance and safety requirements prior to mobilization
  • Supports project milestone safety achievement meetings
  • Implements a culture to recognize and correct safety infractions
  • Understand the Injury / Incident Reporting Guidelines

Quality

  • Responsible for managing conformance of plans and specifications
  • Collaborate with field staff to ensure observations, RFI’s and submittals are processed and closed in a timely manner
  • Assists in managing subcontractors punchlist completion

Cost Control

  • Support maintaining the following:
  • Owner PRs
  • GC Budget
  • Subcontract COs
  • Owner COs
  • Invoices
  • RFI & Submittal Cost Impact

Scheduling & Site Management:

  • Supports field team with schedule adherence
  • Supports PM with submittal processing and procurement of all project material
  • Support BIM coordination, startup and commissioning, and project closeout schedules
  • Responsible for material procurement tracking and providing feedback for updating the master schedule

Document Control

  • Master use of construction management software (Procore, Prolog, Blue Beam, Excel) for document control and manage the software to ensure all document management platforms are current
  • Create and maintain project matrix for document control using logs, charts, and graphs
  • Lead project setup to establish document control
  • Manage the close-out process including collection of documents, organization, turnover and archiving

Leadership & Teamwork:

  • Lead trade contractor meetings and staff meetings
  • Lead and motivate project team

  • Lead and provide formal required trainings to new engineers and staff

Communication

  • Understand when to use written communication to make sure all items are well documented
  • Prepare and sent NTPs (Notices to Proceed found in Procore)
  • Oversee and manage Project Engineers for guidance in communication
  • Proactively identify when to hold meetings to resolve conflicts
  • Clear communication with Operations group during project construction

Preconstruction

  • Participate in pre-bid estimate preparation and review.
  • Active role in Project Launch process and Project Kick-off meeting

Minimum Required Qualifications Knowledge, Skills, Abilities and Other Characteristics

  • Has assisted running large commercial projects OR successfully managed non-complex projects up to $10M
  • Can track job costs and handle the bid process

  • Has worked with subcontractors in change order negotiation and conflict resolution

Physical/Mental Requirements and Working Conditions

Work is performed in an office setting with travel as necessary. This position is required to regularly:

Education:

  • Bachelor's Degree in Construction Management or related field preferred.

Years of Experience:

  • 2-5+ years of experience in Commercial Construction (general contracting) or related field.

Pay

This is a salaried position starting at $85,000.00(or applicable minimum salary, if higher) and pays up to $117,000.00, based on experience and qualifications.
