Fit-Out Project Manager

Job Title: Senior Fit-Out Project Manager — Pakistan

Business Line: JLL Work Dynamics — Global Banking Client Account, PMO

Location: Karachi, Pakistan (covering the Pakistan portfolio, with travel within Pakistan and support to the wider region as required)

Reports to: Pakistan Cluster Lead

Role Purpose

This role works for our multinational banking client across their commercial offices and retail branches, based in Karachi and covering the Pakistan portfolio. The main outcome of this position is to lead multi-disciplined real estate project solutions for the client, with direct accountability for end-to-end project delivery — and to act as a senior delivery anchor who can support programmes elsewhere in the region when required.

What This Job Involves

  • Be responsible for all aspects of project management (programme, budget, quality, scope, internal & external procurement & risk) for retail banking and commercial office projects. This comprises planning, design, construction, occupancy and closeout.
  • Accountable for day-to-day delivery of all tasks as expected of a senior PM, and for leading the most complex projects in the Pakistan portfolio.
  • Develop the client brief and Project Execution Plans to suit the specific requirements of each project.
  • Manage (internal & external) design teams in the development of design solutions to meet the client's expectations and budget for retail banking projects.
  • Fully manage and liaise with the local government and regulatory approvals process with support from consultants and contractors.
  • Administer complex contracts, proactively managing and confirming the compliance of contractors/consultants to the contract terms and conditions.
  • Lead the compilation of tender documents and critically review tender returns, contract negotiations, award of contracts and client reporting.
  • Develop project documentation, programme and master cost plan with cost management support.
  • Develop Weekly Project Status Reports along with other deliverables as required for relevant stages of the projects.
  • Deliver projects within the framework of risk, sustainability and environmental considerations agreed at the business case / client brief stage, while maintaining focus on time, cost and quality.
  • Monitor and report on the contractor's progress against the contract programme.
  • Manage consultant teams to ensure that the contractor's design is done in compliance with the contract.
  • Manage consultant teams to ensure that the built product is compliant with the contract.
  • Collaborate with and manage client expectations at a senior stakeholder level.
  • Steer and manage the schedules, budget and change orders that are client or contractor driven.
  • Travel as necessary for the delivery assurance of the projects, including occasional support to programmes outside Pakistan when called upon.
  • Strongly own the project management tools for assigned projects and manage these platforms' completeness and accuracy.
  • Project reporting on cloud-based project management software.
  • Participate in and contribute to PMO oversight of the cluster in terms of governance, assurance and performance trends.

Supervisory Responsibilities

  • No formal supervisory responsibilities in this position.
  • Manages 3rd-party project delivery resources/team (typically smaller team). Responsible for tracking performance and motivating team members.

Required Qualifications & Experience

  • Bachelor's degree, preferably from an Architecture or Civil background, from a reputed local or international university.
  • Minimum 8+ years of relevant project management experience in fit-out, corporate interiors or commercial real estate delivery, with a strong track record of leading projects end-to-end.
  • Demonstrable experience delivering retail banking, financial services or similarly regulated corporate fit-out projects strongly preferred.
  • Experience managing consultants, contractors and complex contracts through the full project lifecycle.
  • PMP or LEED AP qualification preferred.

  • Commercially astute — cost control, tendering, contract administration and change management.
  • Structured planner under pressure; able to run multiple concurrent projects and step in to support the wider region.
  • Precise, audit-ready documentation and reporting habits.
  • Fluent English required; Urdu fluency required for local stakeholder and contractor management.
