1. ดูแลระบบและอุปกรณ์ต่างๆ ที่ติดตั้งอยู่ภายในอาคารให้ใช้งานได้อย่างมีระสิทธิภาพ

2. ตรวจเช็คและซ่อมแซมบำรุง อุปกรณ์ภายในอาคารตามแผนการทำงาน

3. บันทึกการตรวจเช็ค และบำรุงรักษาอุปกรณ์ตามที่ได้รับมอบหมายากวิศวกรอาคาร และ/หรือหัวหน้าช่าง

4. รักษาความสะอาดของห้องปฏิบัติการ และดูแลรักษาให้อยู่สภาพที่ปลอดภัยสำหรับการทำงาน

5. ปฏิบัติงานให้อยู่ในระเบียบของบริษํทฯ ตลอดเวลา

6. ตรวจเช็ค และซ่อมแซมอุปกรณ์ต่างๆ ตามที่ได้รับแจ้งจากผู้เช่า

7. ตรวจสอบการทำงานของผู้รับเหมาที่เข้ามาปฏิบัติงานในอาคารตามที่ได้รับมอบหมายจากผู้บังคับบัญชา และเพื่อความปลอดภัยของอาคาร

8. จดบันทึกการใช้พลังงานไฟฟ้าและน้ำปราตามตารางที่ได้รับมอบหมาย

9. จดบันทึกค่าน้ำหล่อเย็นและอุณหภูมิของระบบปรับอากาศตามตารางที่ได้รับมอบหมาย (ถ้ามี)

10. ประสานงานกับเจ้าหน้าที่อาคารอื่นๆ เช่น พนักงานรักษาความปลอดภัย พนักงานรักษาความสะอาด เพื่อให้การบริการ การซ่อมแซม เป็นไปด้วยความรวดเร็ว

11. จัดเตรียมระบบไฟฟ้า, โทรศัพท์สำหรับออกบู๊ท (ถ้ามี)

12. เตรียมความพร้อมสำหรับกรณีฉุกเฉินต่างๆ ตลอดเวลา

13. จดมิเตอร์ไฟฟ้าทุกเดือนและจดมิเตอร์น้ำทุกเดือน

14. แยกใบแจ้งหนี้ค่าโทรศัพท์ในประเทศ และโทรศัพท์ต่างประเทศพร้อมจัดส่งให้แต่ละบริษัท (ถ้ามี)
