As the primary point of contact for technical matters at the site, you will assume overall technical responsibility for facility service delivery.

In this role, you will manage engineering and maintenance services, ensuring service delivery in accordance with contractual obligations, financial and performance metrics, and Service Level Agreements (SLAs).

Site Operations Management (including Vendor Management)

• Monitor the operational status of electrical and mechanical equipment supporting the facility and its critical operations

• Analyze the operational status of each system to identify causes of issues or failures and respond as necessary

• Collaborate with other team members to achieve all Key Performance Indicators (KPIs) defined in the management contract

• Ensure that all operations, maintenance, and management activities of site facilities—including electrical, mechanical, chemical, and fire protection systems and equipment—are conducted safely and efficiently, in compliance with client, JLL, and governmental policies and requirements

• Implement energy management initiatives to support client cost reduction objectives

• Manage all vendors and conduct technical and safety audits/maintenance repairs for all scheduled equipment

• Coordinate with FM and helpdesk personnel to schedule equipment offline periods to enable preventive maintenance

• Consistently provide technical solutions to clients for any technical issues

• Implement the site's planned preventive maintenance program

Client/Stakeholder Management

Financial and Commercial Management

• Oversee site financial operations to ensure they meet targets and management requirements

• Manage and monitor financial processes to ensure payment procedures are consistently followed

• Ensure all contracts are delivered at appropriate costs and in accordance with JLL standards

Health and Safety Management

• Participate in reviewing Safe Work Method Statements (SWMS) before work commences on site

• Ensure the site maintains safe conditions at all times and raise relevant concerns

The Hard Services Engineer demonstrates the following competencies:

• Extensive knowledge and skills in technical problem-solving

• Knowledge and skills encompassing HVAC, mechanical, electrical, and fire protection systems

• Familiarity with Scope of Work (SOW) and ability to support the Post Facility Manager in achieving client satisfaction, uninterrupted site operations, and service improvements

• Proficiency in MS applications including Excel, Word, and PowerPoint

Required Qualifications (MUST)

• Minimum of 4 years of practical experience in facilities management (hard services) within commercial real estate environments (office buildings, commercial facilities, factories, data centers, etc.)

• Specialized knowledge in multiple areas among electrical systems, HVAC, water supply and drainage/sanitation, and fire protection systems, along with practical troubleshooting experience

• Experience in coordinating technical specifications and executing work based on Service Level Agreements (SLAs)

• Experience in developing and managing annual preventive maintenance plans (PPM)

Preferred Qualifications (WANT)

• Experience working in or capability to work in diplomatic environments

• Experience in operating Building Energy Management Systems (BEMS) and proposing/implementing energy conservation improvements

• Additional knowledge in mechanical, electrical, or architectural areas is advantageous

• Possession of relevant qualifications such as Class 3 Chief Electrical Engineer certification
