Job Description Summary
This role is responsible for managing all cost control and commercial functions for interior and finishing works, including flooring, ceilings, partitions, wall finishes, joinery, and specialty installations. The role involves preparing BOQs, quantity take-offs, cost estimates, and monitoring project budgets. The QS (Finishes) evaluates contractor claims, manages procurement-related cost aspects, and supports value engineering initiatives. Close coordination with project managers, design teams, and contractors is required to ensure timely, cost-efficient, and high-quality delivery of commercial, residential, or fit-out projects.
Job Description About the Role:

Prepare detailed cost estimates, BOQs, and take-offs for finishes, including flooring, ceiling, partitions, wall finishes, joinery, and specialty works

Monitor and control project costs throughout the lifecycle, ensuring budget compliance and financial accuracy

Review design drawings, specifications, and material schedules to assess cost implications of finishes works

Assist in procurement of finishes materials, liaising with vendors and suppliers for quotations and cost optimization

Evaluate contractor/subcontractor claims, variations, and invoices related to finishes works

Conduct value engineering exercises to optimize design and material costs without compromising quality

Track and report cost performance, including cost forecasts, monthly reports, and financial summaries

Ensure compliance with quality standards, project specifications, and statutory requirements for finishes

Support project team in contract administration, risk assessment, and dispute resolution related to finishes works

Collaborate closely with project managers, design teams, and site engineers to ensure smooth execution of finishes packages

About You:
- Diploma/ B.E. / B.Tech in Civil Engineering or Architecture
- 8 to 12 years & above of relevant experience in finishes and interior quantity surveying, billing, and cost management for commercial, residential, or large scale projects
- Should have handled at least 3-5 large-scale projects covering full finishes scope (flooring, ceilings, partitions, wall finishes, joinery, and specialty works)
- Experience with Project Management Consultancy (PMC) or Cost Consultancy preferred
- Strong technical and commercial knowledge of finishes materials, BOQ preparation, rate analysis, and contract administration
- Proficiency in measurement verification, variation assessment, and cost tracking aligned with project budgets
- Excellent analytical, documentation, and coordination skills with high attention to accuracy and detail
- Effective communication, stakeholder coordination, and teamwork abilities
