Job Description Summary

The Account Manager is a key role in C&W with responsibility to manage the client relationship while providing exceptional client service and delivering on all aspects of the contract. The Account Manager will manage and lead team members.

Job Description Scope of Real Estate Management Services Portfolio Strategy & Planning

  • Develop and implement real estate strategies aligned with corporate business objectives and long-term growth plans
  • Forecast future space needs based on workforce trends, headcount projections, and evolving business requirements
  • Analyze portfolio performance against utilization targets and recommend consolidation, expansion, or reconfiguration
  • Conduct scenario planning for market entry/exit decisions and geographic footprint optimization

Transaction Management

  • Oversee the full lifecycle of real estate transactions including site selection, lease negotiations, renewals, and dispositions
  • Structure and negotiate lease terms, Letters of Intent, and purchase agreements to secure optimal economics
  • Manage deal approval processes, building internal business cases and securing executive sign-off
  • Coordinate with legal counsel on lease documentation, amendments, and compliance requirements

Market Intelligence & Site Selection

  • Evaluate potential office locations based on cost, labor availability, talent markets, and transportation access
  • Monitor local real estate market conditions, comparable transactions, and competitive activity
  • Perform market analysis including demographics, competitor locations, and employee commute patterns

Financial Management & Analysis

  • Develop and manage real estate budgets, forecasts, and variance reporting
  • Provide decision support through financial modeling, scenario analysis, and cost-benefit assessments
  • Track portfolio-level metrics including occupancy cost per seat, cost per SF, and total cost of occupancy
  • Prepare executive-level reporting on portfolio performance, deal pipeline, and capital requirements
  • Partner with Finance and Accounting on lease accounting compliance and accruals

Stakeholder Engagement & Cross-Functional Collaboration

  • Partner with Workplace, Facilities, IT, HR, and Finance to align real estate decisions with operational needs
  • Serve as liaison between client leadership and internal/external real estate partners
  • Collaborate with cross-functional stakeholders to ensure capital projects are delivered per Portfolio Management expectations
  • Present portfolio strategy, transaction recommendations, and market insights to executive leadership
  • Build consensus across business units on space allocation, relocations, and workplace standards

Lease Administration & Compliance

  • Partner with Lease Administration on rent payments, CAM reconciliations, and audit support

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.

The company will not pay less than minimum wage for this role.

The compensation for the position is: $ 140,250.00 - $165,000.00
