About the role
CBRE Global Workplace Solutions is a leading global provider of integrated facilities and corporate real estate management. We are searching for a Regional Support Lead to work remotely on one of our busy contracts.
This is a strategic technical specialist position, embedded within the CDG Operations leadership team. The CMMS, Methods & Reliability Engineering Lead will drive maintenance excellence across the EMEA estate by owning the end-to-end integrity of the Computerized Maintenance Management System (CMMS), standardizing maintenance methods and job plans, establishing a robust governance and KPI reporting framework, and embedding reliability-centered thinking across all hard service trades.
The post-holder will work closely with the Operations Director and trade team leads and will be the key interface between operational delivery and data-driven performance management. This is a high-impact, highly visible role requiring both technical depth and the ability to influence and engage a diverse, multilingual team.
Key Responsibilities
- Analyze CMMS failure history to establish MTBF (Mean Time Between Failures) and MTTR (Mean Time To Repair) trends, and drive improvement programmed
- Champion the transition from reactive to predictive and condition-based maintenance, working with specialist vendors to introduce monitoring technologies where appropriate
- Develop an asset lifecycle plan aligned to the contract lifecycle, supporting investment prioritization and capital expenditure planning
- Produce reliability reports and failure trend analysis for senior leadership and client presentations
Essential requirements

Minimum 5 years' experience in a facilities management, maintenance engineering, or reliability engineering environment

Demonstrable expertise in CMMS administration and governance, ideally Si7, Maximo, or equivalent enterprise platform

Strong knowledge of hard services maintenance across at least three of the following: Electrical, HVAC, Plumbing, Fire & Life Safety, or Elevators

Proven experience in developing and standardizing PM job plans, task lists, and maintenance SOPs

Competency in performance reporting, KPI framework design, and dashboard development (Vantage, Excel, or equivalent)

Experience applying reliability engineering methodologies: FMEA, RCM, Root Cause Analysis (RCA), criticality assessment

Strong analytical skills with the ability to extract insights from large datasets and translate into operational action
CMMS Administration & Governance

Own all CMMS (Si7 & Service Channel) configuration, data integrity, and system governance across the CDG estate

Define and maintain a robust Work Order (WO) lifecycle framework, from creation, assignment and execution through to close-out, documentation and audit trail

Establish and enforce coding standards, asset hierarchies, failure codes, and priority classifications in the CMMS

Lead the Zero Overdue (Zero OD) initiative: drive backlog reduction across all trades through data visibility, escalation protocols, and process discipline

Liaise with service trade leads and vendor counterparts to ensure WO accuracy, compliance, and timely completion of mandatory inspection records

Develop CMMS user training materials and conduct onboarding for new technical and administrative team members

Manage the interface between CMMS data and client reporting, ensuring real-time accuracy and auditability
2 · Method Engineering & Standardization

Develop, maintain, and continuously improve a library of standardized Preventive Maintenance (PM) task lists and Job Plans covering Electrical, HVAC, Plumbing, Fire Safety, Elevators, Fluids, and Automated Doors

Define maintenance method statements, standard operating procedures (SOPs), and safe systems of work aligned to regulatory, OEM, and contractual requirements

Optimize PM frequencies and task scopes based on asset criticality, failure history, and regulatory mandates, balancing cost, compliance and risk

Ensure all job plans incorporate clear resource requirements, spare parts consumption, permit-to-work (PTW) linkages, and time estimates

Support the Technical Director in reviewing and approving new maintenance procedures ahead of CMMS integration
3 · Governance & Performance Reporting

Design and maintain the site's KPI reporting framework, covering planned vs reactive maintenance ratios, SLA compliance, backlog ageing, WO completion rates and first-time fix rates

Produce accurate, insightful weekly, monthly, and quarterly performance reports for internal CBRE leadership and the Fed Ex client.

Manage visual management dashboards (Vantage) to surface operational performance in real time

Own the due-date extension and escalation governance process, ensuring timely, transparent communication with the client on overdue mandatory inspections

Track and report on regulatory compliance documentation for all statutory inspections (fire safety, HVAC, electrical, elevators, pressure vessels) within Si7

Support the Operations Director in preparing content for client QBRs and Quarterly Business Reviews, including trend analysis and corrective action tracking

Establish a continuous improvement governance cycle, identifying systemic failures, root causes, and improvement actions, and tracking their implementation to closure
