🚀 Your role at a glance

As Facility Manager Benelux, you support the Manager Real Estate Benelux and are operationally responsible for the facility management of all ABB locations in Belgium and the Netherlands.

You manage external service providers, safeguard cost and quality, ensure compliance, and act as the key point of contact for the business and suppliers in an international environment.

In this role, you combine operational governance,stakeholder management, and continuous optimization of facility services.

🎯 Key responsibilities

Facility & Contract Management

  • Responsible for facility management across all ABB locations in the Benelux

  • Steering IFM service providers (soft & hard services)

  • Managing and monitoring maintenance, cleaning, catering, and security services

  • Checking invoicing and monitoring contract agreements and KPIs

Compliance, Safety & Energy

  • Ensuring compliance with laws and regulations, HSE, and fire safety requirements

  • Ensuring compliance with ABB security standards across all sites

  • Managing inspections, audits, and compliance documentation

  • Optimizing energy efficiency and energy consumption

Projects & Continuous Improvement

  • Coordinating refurbishments and relocations

  • Reviewing quotations and managing external parties

  • Analyzing data, costs, and processes

  • Supporting ABB’s Green Real Estate strategy

Stakeholder Management & Teamwork

  • Proactively supporting and relieving internal customers and sites

  • Collaborating with IS/IT, Procurement, and Finance (Benelux & international)

  • Supporting and replacing the Manager Real Estate Benelux when required

  • Contributing to reporting and performance transparency

✅ What do you bring?

  • Bachelor’s or Master’s degree, preferably in a technical field

  • Minimum 5 years of experience in Real Estate and/or Facility Management

  • Proven experience in contract and supplier management

  • Experience managing external partners (directly and indirectly)

  • Knowledge of building construction and technical installations is a plus

  • Strong planning, organizational, and prioritization skills

  • Data‑ and results‑driven; advanced Excel skills are required (SAP is a plus)

  • Good command of Dutch and English (French is a plus)

🧭 Practical information

  • Location:

Rotterdam or Diegem

  • Work model:

Minimum 4 days on site

  • Hours:

40 per week

  • Travel:

Regular travel within the Benelux

  • Mobility:

Valid driver’s license (B) required

  • Team:

REFM team of 5 colleagues

You will be responsible for locations including Rotterdam, Ede, Eindhoven, Antwerp, Ghent, and Zaventem.
