Job Description: Senior Facility Manager (Campus Manager)
Overall Responsibility
Manage the entire Facilities function in a DC; Work with DC EC to provide required business support to enable the business support within the DC in accordance to policies
Financial Management
-
To coordinate with Infosys facilities in giving inputs for proper planning & managing of the CAPEX & OPEX budgets for operational expenses in all areas.

Setting up targets for the yearly OPEX expenses and closure of invoices within stipulated time.
-
To manage and control all critical spares for all installations as per manufacturer recommendation and inventory.

To coordinate with Infosys facilities to have all operational related contracts in place.
Operations Management
-
Single point of contact for daily facility management operations and management of a site or multi-sites as appointed.
-
Matrix manages both technical and administrative staff.
-
Responsible for the performance and morale of all resources deployed for FM scope in the assigned facilities.
-
Responsible to represent JLL and to portray partnership management in the areas of service, performance, compliance, ethics, people, and relationship management for the assigned sites.
-
SPOC for all JLL HR related matters for the JLL FM team assigned.
-
Maintain regular contact with HR for people management, Learning & Development programs and leave planning.
-
Documentation of HR activity as per JLL HR and Workday guidelines.
-
Client service and experience focus on collaboration with Account Director.
-
Understand JLL contractual scope thoroughly and ensures all contractual commitments are always fulfilled.

Demonstrates continuous improvement on all key measurables.
-
Responsible establishing annual budget and tracking expenses against budget periodically as specified by Client process.
-
Responsible for commercial goals of price and value for FM Operations for the client site(s) assigned.
-
Manage all assigned facilities to achieve KPI performance targets, monitor SLAs to identify potential challenges and plan corrective actions/best practices accordingly.

Implement site-level innovative programs, processes and procedures that reduce short- and long-term operating costs and increase productivity. Encourage team to be innovative in client service / problem solving.

Plays an important role with dual responsibilities for communication and reporting.

Oversee team to ensure a culture of safety, customer service, compliance, and quality.
-
With supply chain identify opportunities to deliver differentiated value through quality, innovation, or cost improvements. Work in conjunction with central supply chain programs and account specific programs to support client specific needs. Lead the Experience Clean Supplier Partnership program, including meeting governance requirements and scorecard review.

Manage and lead teams, ensure training and performance reviews are completed.

Support operational expense budget process across functional partners in support of Infosys objectives. Ensure budget targets are met for site(s).

Client service and experience focus; sets communications protocol for team.
-
Follows JLL reporting protocols for all commercial, costing and billing for the FM contract.
-
Manages all Client service-related reports / communication.
-
To liaise with local authorities for facility related issues and for all statutory related compliances at all times.
-
To liaise with the vendors for maintenance/service practices of all contactors to deliver quality work practices in line with the manufacturer recommendations.

Ensure proper functioning of the following system in the facility.
§ All Electrical Systems
§ All HVAC system
§ All PAC’s
§ Elevators/Lifts
§ Cafeteria and building all equipment.
§ All PHE system

To ensure an uptime of 100% and set up the practices to deliver seamless service to Infosys Limited.

To update and maintain all statutory documents like CIEG, Calibration (Standard testing laboratories), Lift, Explosive, Pollution Control, etc. related to campus operations.
-
To formulate the yearly “Environment management plan” as per the ESG goal of Infosys.
-
To formulate the yearly “Safety and health management plan” as per the ESG goal of Infosys.
-
To formulate the yearly “M &E objectives and Management plan” as per Infosys BCMS policy.
-
Handle small renovation projects from initiation to completion.
-
To adhere to annual schedule as per timelines.
-
To maintain consistency and achieve 99.5% of timely AHD closure in whole campus. Develop overall workflow to meet SLAs. Ensures compliance across operations at the site(s).

To coordinate with transition team during go-live of new facilities.
-
To participate during emergency evacuation procedure and manage all health & safety issues.
-
Prepare and collate data related to vendor performance of all operational areas and escalate as required.
-
Track the usage of Simpliance tool (Annual maintenance contract) of all operational area.
-
Ensure 100% asset management.
-
Ensure 100% adherence to onboarding process for all the team members.
-
To go for facility walk around and ensure Walk around map & Guide is followed and maintained.
-
To assist Infosys Facility in all related ISO standard implementation, Internal, External, audits that happen at Infosys and ensure necessary documentation are done.
-
To ensure maximum compliance is maintained during Internal and external certification audits.
-
Important and VIP client visits to be coordinated with Events team and should be managed without escalations.

Follow Infosys incident management system.
-
Complete food court and soft skill management.
-
Management of medical center operations.
Competencies and Experience
-
Ability to matrix manage technical and administrative staff.
-
Business acumen including financial planning and analysis. Must be able to manage within budget and time constraints.

Strong interpersonal and supervisory skills.
-
Strong analytical, organization and presentation skills.
-
Btech/graduate with 10-12 years facility management experience with corporate or third-party service provider.
-
BS or equivalent work experience in Facilities Management.
