職務概要

大手外資系金融機関のオフィス設備管理業務(JLL受託)をマネジメントするポジションです。建物設備の安定稼働を通じて、クライアントの事業継続を支える重要な役割を担います。

主な業務内容

管理サイト:東京3 大阪1

設備保全業務:

  • 空調・電気・給排水・防災設備等の予防保全計画策定

  • 故障・不具合発生時の緊急対応指揮

  • 設備更新・改修工事の計画・監督

  • エネルギー使用量削減施策の立案・実行

  • 停電対応

品質・コンプライアンス管理:

  • 法定点検スケジュール管理・実行

  • クライアント要求水準の維持・向上

  • 月次業務報告書作成

  • 事故・トラブル発生時の報告書作成

  • 設備備品の棚卸、管理

業者管理:

  • 保守業者・工事業者との契約管理

  • 作業品質の確認・改善指導

  • 緊急時対応体制の構築・維持

チームマネジメント:

  • 設備管理エンジニア(ベンダー含む10名程度)の管理

  • 業務手順書の作成・改訂

プロジェクト対応

  • クライアント設備の入れ替え計画、および実行

  • クライアント設備の更新、変更プロジェクトへの参加

その他:

  • 24時間オンコール対応

  • 年間保全予算の策定・管理

  • クライアント・JLL社内関係部署との調整業務

応募要件

必須

  • 建物設備管理業務5年以上の実務経験(オフィスビル・商業施設等での設備管理、ビルメンテナンス業務、工場・データセンター等での設備保全業務を含む)

  • 設備システムのトラブルシューティング経験

  • マネジメント経験(チームリーダー以上)

  • ビジネスレベル以上の日本語・英語スキル

歓迎:第三種電気主任技術者、建築物環境衛生管理技術者等の資格保有者歓迎

Position: Senior Facilities Engineering Manager

POSITION GOALS

  • Engineer Subject Matter Expert providing oversight and guidance to engineering managers and staff.

  • Develop ongoing training programs, identifying and developing additional training processes where necessary to consistently improve overall team skill levels.

  • Co-responsible for compliance of all regulatory laws and guidelines as they relate to the operation of any of the building’s equipment and/or systems along with mandatory health and safety training.

  • Overall Technical responsibility of facilities service delivery and engineering operations

  • To manage comprehensive engineering and facilities management services.

  • To achieve financial and other KPIs established by the client and regional team. Delivery of services in accordance with the client’s Management Agreement SLA.

  • DUTIES & RESPONSIBILITIES

  • Responsible for site facilities engineering operations

  • Establish Engineering & Operational procedures and roll out for site staff

  • Responsible for delivery of services in accordance with the client’s Management SLA

  • Ensure compliance with all governmental regulations

  • The single point of technical issue for FM at the site.

  • Implement the energy management programs to reduce the cost on utilities

  • Managing all contract vendors to carries out technical audits/ maintenance for all installation as schedule

  • Develop of technical service standard

  • Initiate planning of Critical Environment procedure

  • Provide solutions for technical issue

  • Initiate a system to measure the quality of performance on a monthly basis

  • Initiate Preventive Management Program

  • Responsible for Early involvement in Facilities Operation and provide advisory service during Site Inspection and Project Development

  • Solution Provision for minor projects and coordinating with contractors/vendors from initiation to completion

  • Management and supervision of preventive maintenance, breakdown maintenance on engineering systems via system vendors or JLL technician team

  • Management of parts inventory and life cycle replacement

  • Maintenance of as-fitted drawing and O&M manual

  • Assist to complete the client/JLL audits on engineering systems and services

  • Establishment and implementation of engineering budgets

  • Operate CMR and BMR tickets

  • Organize power downs

  • Communicate with the BMO/ Landlords for building issues for the client’s operations and interests

  • 24 x 7 emergency call support and site attendance as required (including weekend)

  • Preparing incident reports

  • Assist monthly FM report

  • SOP & EOP making

  • Incident Drill planning

  • Compliance with the clients’ standards and audit requirements

REQUIREMENTS

  • University degree or professional qualification in engineering

  • Over 5 years practical experience in facilities maintenance operations

  • Experience of engineering systems troubleshooting

  • Ability to think laterally and deliver innovative solutions

  • Strong interpersonal, decision-making and people skills

  • Strong verbal and written communication skills

  • Business level of English and Japanese

Working Hours: 9:00 AM to 6:00 PM (hours may vary when working at client sites)
Flexible Work Hours: Core hours apply

Holidays: Two days off per week (Follows Japanese calendar)
