What this job involves
This role requires significant liaison within other Account Managers, the PAM team, CRMs and with the Philippines country management.
Specific responsibilities:
Business Strategy
·Contribute to the Business Plan for Philippines.
- Develop the renewal strategies for the contracts under management.
Operations
- Oversee 10-12 accounts of PAM and ensure delivery of property management services
- Establish pre-operating plan for the property
- Attend to all Testing and Commissioning Schedule relevant to the property
- Lead the development of the building operational plan and annual budget
- Provide regular report to the management company and the building regarding status of the building, utilities and services
- Appraise, train and supervise engineers, supervisors, technicians and other personnel in maintenance, accounting, admin, as well as control and supervise other personnel from contract maintenance and services
- Conduct regular meetings with property managers, supervisors and engineers to assure effective and smooth staff communications and designation of works
- Recommend for approval for the ordering of supplies, materials, equipment and services ensuring adherence to the approved budget
- Assure that all staff members comply with company and building policies and procedures
- Implement JLL standards and improvements throughout the building
- Make recommendations to client’s representative regarding operational and key staffing changes
- Discipline staff where necessary within JLL Code of Conduct and the Labor Code
- Administer the lease document between landlord/tenant
- Perform related duties as assigned by Management
Financial Management
- Be accountable for the net operating revenue for your direct accounts.
- Participate in the quarterly forecasting sessions, if required.
- Manage debtors to the DSO targets.
- Manage the billing of your direct accounts in accordance with the Management Agreement.
Human Resource Management:
- Be responsible for the selection, recruitment and performance management of staff.
- Encourage attendance by the Property Managers at regular PAM forums for networking and training purposes. Contribute to these forums.
- Co-ordinate client service delivery staff activities to promote inter-site communication and Jones Lang La Salle culture.
- Work with HR to develop country specific training and skills development programmes.
- Complete succession plan for direct reports and ensure succession plans are in place, where appropriate, for all client service delivery staff.
- Complete Individual Performance Management Plan (IPMP) or Performance Plans as appropriate for client service delivery staff.
New Business Development
- Identify for cross selling opportunities for other business lines and work with manager and other business lines to convert them.
- Identify and convert opportunities for organic growth in specified accounts.
- Assist with new business development activities.
Client Management
- A Client Business Plan to be in place for each client (or assist the PAM to do so).
- Formal monthly meetings (as a minimum) to be conducted with each local client.
- A site visit or inspection of an account to be conducted at least every fortnight. Meet the client.
- Strategic Reviews for major clients to be organised, where applicable.
- Regular formal meetings with major service providers (where process improvement and innovation is a standard item on the agenda) – PAM to run this.

Experienced multiple-property management leader
If you’re a Property Management professional, with at least ten years’ experience in leading the property management of multiple buildings, come talk to us.. We’re keen to know more about you. It’s also helpful if you have a working knowledge of Property management software and a knack for keeping up with the latest tools of the trade. You should also have the capability to deal with an up-tempo work environment, where you can put your strong business, marketing, and management sense into great use. There will also be a great advantage for candidates that are licensed Mechanical or Electrical Engineers.
