Position Summary...
The Senior Manager, Real Estate (Depot Portfolio) owns the full lifecycle of depot site development, from initial market analysis and site identification through lease execution, grand opening, and facility handoff. This role serves as the central point of coordination across brokers, legal counsel, internal leadership, and cross-functional partners to identify, evaluate, secure, and deliver new depot locations in alignment with business strategy.
The Senior Manager ensures that all site selection, zoning, leasing, and compliance activities are executed with accuracy, transparency, and adherence to organizational standards. This role requires the ability to manage multiple sites concurrently across various stages of the development pipeline while maintaining accurate documentation and updates across all required systems and reporting tools
What you'll do...
- Conduct market analysis and site identification to evaluate potential real estate opportunities supporting the expansion of small-format depot assets
- Lead site tours and field evaluations, traveling to prospective locations to assess property suitability and strategic fit
- Negotiate leasing transactions with property owners, brokers, and legal representatives, including lease terms, amendments, and execution
- Partner cross-functionally with Legal, Finance, Design, Construction, and Operations teams to ensure seamless project execution and alignment
- Manage multiple real estate projects simultaneously, maintaining momentum and a sense of urgency across timelines and deliverables
- Prepare and present site recommendations, deal summaries, and business cases to leadership and key stakeholders
What you'll bring...
- Demonstrated experience in commercial real estate leasing, site selection, or real estate transactions within a corporate or institutional environment
- Ability to operate effectively in a fast-paced, evolving business environment, managing competing priorities and change
- Proven capability to perform under pressure, exercising sound judgment while meeting deadlines
- Technology-enabled mindset, with the ability to work across multiple systems and tools to track projects and maintain accurate records
- Self-directed and results-oriented approach, with the ability to own work end-to-end and drive execution independently
- Strong professional communication skills and executive presence, with the ability to represent the organization effectively with internal leaders and external partners
- Bachelor’s degree in Business, Real Estate, Finance, or a related field
- 2+ years of experience in commercial real estate, site selection, leasing, or related real estate transactions
- Experience negotiating lease terms and partnering with legal and brokerage teams
- Strong organizational, communication, and stakeholder management skills
- Ability to travel up to approximately 35% as required by business needs
Preferred Qualifications
- Advanced degree such as a Juris Doctor (J.D.) or MBA
- Experience supporting multi-site portfolios or large-scale real estate programs
- Familiarity with zoning, permitting, and regulatory considerations
- Experience working in a highly matrixed corporate environment

The annual salary range for this position is $80,000.00 - $155,000.00
Additional compensation includes annual or quarterly performance bonuses.
