POSITION OVERVIEW
We are seeking an experienced Building Engineer (HVAC-focused) to support our on-site facilities team. This role is embedded in a fast-paced, mission-critical environment and requires a highly motivated professional with a strong HVAC and technical background. The ideal candidate is proactive, detail-oriented, and capable of maintaining and troubleshooting complex building systems while delivering excellent service to a demanding, high-expectation tenant. The role also requires close coordination with the on-site Facilities Manager on day-to-day facility's needs, including minor repairs, space adjustments, and support for room setups and office changes.
KEY RESPONSIBILITIES
· Operate and maintain HVAC systems, including air handlers, VAVs, split systems, compressors, and associated controls.
· Support the Engineering Manager and site leadership in daily building operations, preventive maintenance programs, and vendor coordination.
· Work alongside the base building Superintendent and staff to quickly and effectively resolve heating and cooling concerns.
· Respond promptly to comfort and system calls, with a focus on root-cause diagnosis and long-term solutions.
· Monitor the Building Management System (BMS), review trends, and identify opportunities to improve performance, reliability, and energy efficiency.
· Coordinate with the Facilities Manager on equipment movement, storage, room/area setups, and day-to-day facilities requests.
· Perform facilities and handyman tasks, including hanging picture frames and artwork; assembling shelves and office furniture; adjusting bathroom fixtures, vacuum breakers, and diaphragms; adjusting and tightening door hardware (closers, latches, strikes, etc.); and neatly patching and painting walls and small damaged areas.
· Supervise vendor work as needed, ensuring quality, safety, and adherence to site standards.
· Participate in an on-call rotation and respond to off-hours emergencies when required.
· Ensure all work is performed safely, professionally, and in compliance with JLL, client, and regulatory standards.
Required Qualifications
· Minimum of 5+ years of hands-on HVAC experience in commercial, office, or critical environments.
· RMO license (Q-01) and EPA Universal Certification required.
· Strong understanding of building systems, including mechanical, electrical, plumbing, and controls.
