En qué consiste este trabajo

El Técnico de Mantenimiento realiza mantenimiento de rutina, reparaciones y mejoras en propiedades de bienes raíces comerciales para garantizar instalaciones seguras, funcionales y bien mantenidas. Este rol práctico requiere habilidades versátiles para atender diversas necesidades de mantenimiento mientras apoya al equipo general de administración de instalaciones en el cuidado de propiedades y la satisfacción de los inquilinos.

Tus tareas diarias incluirán:

• Realizar mantenimiento de rutina y reparaciones en sistemas de edificios incluyendo componentes de plomería, electricidad y HVAC

• Completar trabajos de carpintería, pintura y mejoras generales del edificio según sea necesario

• Responder a órdenes de trabajo de inquilinos y solicitudes de mantenimiento de manera oportuna

• Realizar mantenimiento preventivo en equipos, instalaciones e infraestructura del edificio

• Instalar y reparar puertas, ventanas, cerraduras y otros herrajes del edificio

• Mantener áreas exteriores incluyendo apoyo de jardinería, estacionamientos y terrenos del edificio

• Documentar trabajo completado, ordenar suministros necesarios y coordinar con proveedores para reparaciones especializadas

Demandas Físicas y Ambiente de Trabajo:

• Ambientes de trabajo interior y exterior en diversas condiciones climáticas

• Levantamiento, carga y movimiento frecuente de herramientas y materiales hasta 50 libras

• Subir escaleras, trabajar en alturas y acceder a espacios confinados

• Permanecer de pie, caminar, arrodillarse y gatear por períodos extendidos durante reparaciones

• Destreza manual para trabajo detallado con herramientas de mano y equipos eléctricos

• Exposición a polvo, humos, químicos y diversos materiales de construcción

• Potencial para horarios irregulares incluyendo llamadas de emergencia y trabajo de fin de semana

Calificaciones Requeridas:

• Diploma de escuela secundaria o equivalente con entrenamiento técnico/vocacional preferido

• 3-5 años de experiencia práctica de mantenimiento en propiedades comerciales o residenciales

• Competencia con herramientas de mano, herramientas eléctricas y equipo de diagnóstico básico

• Conocimiento práctico de fundamentos de plomería, electricidad, HVAC y carpintería

• Licencia de conducir válida y capacidad para viajar entre múltiples ubicaciones de propiedades

• Capacidad física para realizar trabajo manual y trabajar en diversas condiciones ambientales

• Fuertes habilidades de resolución de problemas y capacidad para trabajar independientemente

Calificaciones Preferidas:

• Certificación de escuela técnica o aprendizaje en oficios de construcción relevantes

• Experiencia con sistemas y equipos de edificios comerciales

• Soldadura básica, trabajo de azulejos u habilidades de oficios especializados

• Familiaridad con códigos de construcción, regulaciones de seguridad y requisitos de OSHA

• Experiencia usando sistemas de gestión de órdenes de trabajo y tecnología móvil

• Certificación EPA para manejo de refrigerantes u otras certificaciones relevantes

• Experiencia previa en bienes raíces comerciales o ambiente de administración de propiedades
