What this job involves:

We're seeking a reliable Building Operator to manage our diverse portfolio of properties across Winnipeg. You'll oversee multiple buildings within the city, each with different requirements and tenant needs. This role offers genuine variety in your day-to-day work while allowing you to operate independently and build strong relationships with clients and tenants.

We need someone who can work effectively with minimal supervision while consistently delivering excellent customer service. You'll travel between properties using your own reliable vehicle, with full mileage reimbursement provided. The buildings in this portfolio are conveniently located within a short drive of each other, making your route efficient while keeping your work interesting.

You'll be the key point of contact for multiple properties, giving you the opportunity to develop expertise across different building types and client relationships.

What your day-to-day will look like:

• Apply a proactive approach to mechanical and physical repairs/maintenance, with careful attention to detail and improved maintenance standards to ensure building equipment operates efficiently and effectively, and the properties are seen as well-cared for facilities.

• Specific duties to include but are not limited to addressing building climate concerns, lighting requests, minor plumbing, performing emergency snow and ice removal, site garbage tours and pick up, operating automation systems, including HVAC and security, coordinating tenant requests.

• Oversee contractor activities during regular time and after hours when needed. Supervision of scheduled maintenance contracts and related services, including but not limited to interior/exterior maintenance, HVAC systems, life safety systems, and cleaning services.

• Participate in and contribute to company HSSE program including hazard assessments and safe work procedures for all associated tasks prior to commencing work.

• Energy Management review and implementation of cost savings.

• Excellent quality tenant services, emphasizing a cooperative and helpful approach in all interactions with tenants.

• Assist with the Supervision of tenant buildouts, construction and capital projects, being our liaison to ensure procedures, timelines and quality control are maintained to JLL standards.

• Ensuring that appropriate environmental & safety procedures are implemented to ensure compliance with government regulations and contribute to the overall performance of the company and portfolio

Required Qualifications:

• Minimum 5 years of experience in commercial property operations.

• Applied working knowledge of building automation systems for mechanical, operations, maintenance, security, and HVAC.

• Possess a strong mechanical aptitude, hands-on abilities, and an above average understanding of building components.

• Available for on-call 24-hour rotation as assigned.

• Basic computer knowledge including but not limited to Outlook, Word, Excel, Adobe applications.

• A basic working knowledge of blueprints and construction drawings.

• Ability to communicate and relate to a variety of people, including tenants, senior staff, property management, mechanical and service personnel.

• Valid Class 5 driver’s license and access to a personal vehicle required (mileage provided)

Preferred Qualifications:

• Experience with medical office or healthcare facilities preferred.

• 5th Class Power Engineer Certification is an asset

• Experience working with Building Engines/Prism is an asset.
