Job Description
This exciting opportunity for a Junior Reliability Engineer is responsible for providing reliability engineering expertise for operations and maintenance of buildings, infrastructure, and equipment assets. The purpose of this role is to develop accurate and complete asset records that support robust analysis in determining reliability of assets, components, equipment, and processes in accordance with JLL’s enhanced Reliability & Asset Services program. Data is extracted from connected systems and used to continually improve maintenance programs to meet outcomes-based performance measures.
Initial requirements for the role include asset validation, this involves going to client sites and collecting asset information in the field. A willingness to travel and spend time away from home (up to 75%) is therefore essential. Whilst on a client's site the role holder will be the face of JLL and therefore must be appropriately dressed, presentable, courteous and professional at all times.
Positive attitude, strong work ethic and an insatiable willingness to learn are essential attributes for this role.
Additional requirements may mean that the Junior Reliability Engineer will assist and help manage the plant/facility (RCM) reliability centred maintenance program with core direction/support from either the Lead R&AS Director or the on-account Reliability Engineer.
Essential Functions
Recognises that assignments are broad in nature and require appreciable originality
and ingenuity to complete them and considerable latitude for un-reviewed actions or decisions.
Asset Data Collection:
-
Gather asset information in the field and construct asset registers for loading into a CMMS
-
Gather and construct library of drawings, manuals, and other documents to assist in asset data collection.

Gather and input asset information within the computerized maintenance management system (CMMS).
-
Update asset records in the CMMS as required, including entering new equipment, inactivating retired equipment, and labelling equipment in the field
with asset tags.

Gather, Maintain bill of materials (BOM) information for every asset within area of responsibility.

Input complete and accurate records/plans within computerized maintenance management system (CMMS) related to equipment, specifications data, BOM, failure history, etc.
Reliability Engineering
-
Supports process of ranking the criticality of the assets under their care, typically using Reliability Centred Maintenance approaches, and for defining the proactive maintenance approaches that are cost-beneficial to the business.

Review work order feedback information to improve future planning efforts. Circle back with the trades staff and leads on follow up work, rescheduling requirements, and improvements to the job plan for future work.

Support in creation of risk mitigation strategies for critical assets that can be deployed across the asset portfolio

Support in equipment preventative maintenance (PM) task creation and management for continuous improvement and PM optimization.

Ensure that all job plans written in the CMMS include detailed instructions with pictures, parts, labour, craft, vendors, regulatory, and safety requirements.

Support reliability activities such as root cause analysis investigations, failure mode and effects analysis (FMEA), and preventive maintenance optimization (PMO), as well as assist in developing and implementing precision and predictive maintenance routines.
Performs other work as assigned.
Experience:
-
BS in an Engineering discipline, mechanical or electrical preferred.
-
Formal maintenance planning/scheduling training
-
Minimum 1-2 years’ experience implementing RCM, CbM/PdM methods, operating
building automation and energy management systems, and thorough understanding of
asset management, data analytics, and capital planning approaches.
- Experience in critical/ regulated environments preferred (data centres, laboratories,
manufacturing environments, automotive, petrol-chemicals, pharmaceutical etc.)

Extensive knowledge of mechanical, electrical, plumbing and fire suppression systems.
-
Extensive knowledge of commercial, critical, manufacturing, labs, or distribution facility
types required.
- Computer skills and knowledge of various CMMS software
Skills:

Ability to communicate effectively with all levels of the maintenance/operations organization

Proven ability to read, comprehend and apply information from technical manuals and
other reference materials
- Ability to make informed recommendations in situations where data sets may be
incomplete

Ability to communicate well in both oral and written reports

Able to interpret how the organisational goals and strategy translate into service or
departmental activity
- Strong Microsoft Excel skills and ability to manipulate substantial amounts of data
accurately using different spreadsheet formats

them
