ESSENTIAL FUNCTIONS AND RESPONSIBILITIES• Responsible for the technical management of a portfolio of real estate assets that will be assigned to them.

• Main technical contact point with the client regarding the assigned assets. Collaboration with the team and primarily with the Property Manager for smooth communication between the client and C&W.

• In-depth knowledge of the management mandate agreed upon with the client for its management and supervision of the tasks outlined in it.

• Monitoring and overseeing the billing and collection of C&W fees, if capex or assets without a Property Manager apply.

• Collaboration in client reporting, in coordination with the Client Finance & Lease Management and Property Management areas, ensuring that all committed reports according to the management mandate are sent to the client in a timely manner.

• Coordination of the preparation and supervision of the capex plan for each asset, if applicable.

• Control and management of suppliers for the maintenance and technical-legal compliance of technical inspections on managed assets, as well as tenders and contract management on behalf of clients.

• Monitoring the budget and controlling expenses of the asset.

• Approval of expense invoices that are charged within or outside the budget, where applicable.

• Representation before public entities and organizations, where applicable.

• Audit of service providers.

• Visits to the assets and monitoring of the work performed by suppliers.

• Control and monitoring of utility contracts and energy consumption, as well as support to clients in ESG platforms.

• Operational relationship with tenants: application of the Internal Regulations where applicable, advice, oversight of the general condition of the asset, request, where applicable and in coordination with the financial and property area, for ESG requirements to tenants or third parties.

KEY COMPETENCIESKnowledge in construction project control.

Knowledge of applicable regulations in terms of Industry, Licenses, Safety and Health at Work, CE Marking, etc.

Self-sufficient individual, capable of taking responsibility for projects and clients.

Detail-oriented person with high standards of quality and operational excellence.

Strong commercial profile with ease of relationship and negotiation with clients (owners, tenants, etc.) and suppliers.

IMPORTANT EDUCATION• Bachelor’s Degree, Architecture or Engineering.

• At least 1 years of real estate property management or related experience
