Job Description Summary
The Commercial Maintenance Manager will provide onsite leadership, direction, and coordination for the union maintenance team. This role serves as the senior-most C&W Services representative on site, partnering closely with client leadership to support daily operations, long-range planning, project coordination, and vendor management.

ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES:
This individual will work in a team‑oriented, safety‑focused environment, upholding a strong “Safety First” culture. Responsibilities include, but are not limited to:
- Lead and support the onsite maintenance team, including the Chief Engineer and Assistant Chief.
- Oversee maintenance workflow, priorities, and work order management within the CMMS.
- Support project coordination, vendor sourcing, budgeting, and procurement activities.
- Ensure all work is performed safely and in alignment with C&W and client standards.
- Conduct safety trainings, assessments, audits, and risk reviews.
- Maintain strong relationships with Zoo leadership and team members.
- Uphold compliance with union guidelines, company policies, and applicable regulations.
- Assist with long-range planning, reporting, and performance metrics.
- Provide light quality oversight of work orders and completed tasks (non-micromanaging).
- Maintain a positive, organized, and accountable work environment.
Required Qualifications
- Minimum five years of leadership experience in maintenance, facilities, or operations.
- Experience supervising teams and coordinating workflow, scheduling, or planning activities.
- Strong organizational, communication, and coordination skills.
- Ability to understand general mechanical/HVAC systems and verify maintenance task completion.
- Proficiency with CMMS platforms (any system).
- Proficiency in Microsoft Word, Excel, and PowerPoint.
- Ability to work fully onsite in a customer-facing role.
- Experience supporting vendor management, budgeting, or procurement processes.
Preferred Qualifications
- Advanced education in Industrial Maintenance, Engineering, or Management.
- Experience working within a union environment.
- Experience with FMX or involvement in CMMS transitions/implementations.
- Professional membership in organizations such as SMRP, IFMA, or BOMA, ideally with relevant certifications.

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.
The company will not pay less than minimum wage for this role.
The compensation for the position is: $ 102,000.00 - $120,000.00
