Job Description Summary
Facilities Manager is responsible for the overall management of the site account operation of Facilities including site HVAC systems, plumbing systems, electrical systems, general carpentry and painting activities, lock systems, as well as all moving and site event work orders.
As the Facilities Manager, he/she will need to create a positive work environment, develop site Maintenance Technicians skills, facilitate the technicians in achieving performance goals, supervise technicians, and ensure compliance by all technicians with company policies and procedures, dissemination of relevant company information to all technicians while maintaining a safe and secure environment for all Team Members.

Minimum Qualifications and Requirements
- Strong organizational and planning skills, responsiveness, attention to detail and excellent follow-through.
- Ability to work effectively under pressure and manage multiple priorities.
- Demonstrate excellent customer service skills.
- Associates or Bachelor’s degree, or equivalent level of demonstrated experience.
- Minimum ten years of related job experience in management including five years of prior progressive supervisory experience (building/facility management experience strongly preferred).
- HVAC certifications required.
- OSHA card certification or ability to obtain.
- Must possesses proficient computer skills – Word, Excel, PowerPoint, and E-mail.
- Possess a valid driver’s license.
- Advanced level of reading, writing and mathematical ability.
- Strong attention to detail to motivate team to high quality standard in service and asset management.
- Working hours mostly weekdays but may also include evenings and weekends as well as on-call for emergency situations.
- Proven ability to communicate effectively with team members and client.
- Proven ability to lead, direct and supervise a diverse staff.
- Ability to exercise independent discretion and sound judgment in performing managerial duties and responsibilities.
Maintenance Oversight Activities
- Positive Client Experience: Identify and address client issues onsite and from client calls set the example for good client interaction.
- Perform corrective and preventive maintenance and operate facility systems as well as the well-maintained appearance of all facilities and applicable equipment.
- Specialized tasks such as diagnosing issues with chillers, air handlers, VAV boxes, and other HVAC related equipment.
- Perform building inspections focused on aesthetics, and then turn these lists into an action plan for the client’s approval.
- Perform assigned function(s) assuring that required, requested, and planned repairs, modifications, installations, renovations, and other general maintenance activities are properly accomplished in a safe, efficient, and timely manner.
- General maintenance such as lighting, ballasts, restroom equipment and door & lock repairs, and giving input to custodial services.
- Perform all building hard surface maintenance and repair including walls, partitions, floors, ceilings, window wall assemblies, metal, and wood features, etc. and for miscellaneous equipment such as carts, dock equipment, etc.
- Execute repairs, preventive maintenance and/or replacement of plumbing equipment / systems, fixtures, valves, piping, and other devices as required.
- Perform building inspection duties, signage and painting work required for the facilities or equipment.
- Maintain records, reports, recommendations, evaluations, etc., reflecting the conditions under which general building maintenance operations are performed.
- Initiate the purchase of parts, materials, equipment, supplies etc., in accordance with company procedures and provide technical assistance when required to facilitate such purchases.
- Assist as required and coordinate with all trades people and custodians in the performance of day-to-day duties and responsibilities.
- Assure these tasks are completed in a timely and professional manner.
- Manage all outside vendors to complete work orders to trade standards and customer expectations. Willing to continue both formal and informal training in the present skill set to maintain the knowledge of the present and latest technologies.
- The salary for this position ranges from $100,000 to $130,000 based on experience.

The company will not pay less than minimum wage for this role.
The compensation for the position is: $ 110,500.00 - $130,000.00
