About the role

CBRE/Turner and Townsend is searching for a hard-working, motivated construction professional to provide support as the Owner Furnished Equipment Project Manager and HUB Office Building Project Manager

Not required but having some datacenter MEP infrastructure projects experience is helpful.

Full time on site in Midlothian, TX / Red Oak, TX

What you’ll do

  • Owner Furnished Equipment Project Manager

A) Single point of contact for Owner Furnished Equipment (OFE) and Long Lead Equipment (LLE) in multiple data center campuses in Texas

  • B) Owner furnished equipment vendor supplier relationship management

  • C) Work closely with RSCM and their respective teams to ensure timely issue of PO's

  • D) Foster a strong working relationship with the RSCM team so communication is transparent and timely.

  • E) Provide tracking matrix (source of truth) for all OFE delivery dates from suppliers.

  • F) Liaison with the project OR/PM to be sure they understand sequence of equipment deliveries, delays risks etc.

  • G) Work with General Contractor (GC) to identify risks & opportunities for OFE delivery, scope gaps, etc.

  • H) Work with Data Center Engineering, commissioning teams, GC & PM to coordinate Factory Witness testing ( FWT) as requested by the owner's team.

  • I) Work with the PM's to understand equipment dependencies to meet construction sequence and work with the scheduling team to vet schedule logic.

  • J) Manage site LLE trackers

a. Work with finance team and schedule team to ensure critical milestone dates are accurate and updated

  • K) Manage specific issues relating to OFE such as: quality, logistics, delays, cashflow, submittals, delivery schedules, LLE Pre-Purchase Specifications, LLE tracker updates.

  • L) FWT and periodic progress QA/QC visits to factories

  • M) Provide support in the development of process improvements

a. Possible in factory Owner quality assurance / quality control

  • b. OFE install & start up contractual changes (direct to electrical/mechanical, etc)

  • HUB (Office Building) On-Site Owners Representative Project Manager, ORPM

SCOPE DEVELOPMENT:

A. Meet with the owner and stakeholders to develop project scope of work and specifications

  • B. Manage the engineering/design firm to develop the necessary design and construction documentation

  • C. Develop the project budget

  • D. Develop the preliminary project schedule

  • PRE-CONSTRUCTION

A. Work with the general contractor to create and establish the Master Project Schedule, based on the Critical Path and key milestones. (P6 cost/resource loaded schedule)

  • B. Create and establish the Master Project Budget, including soft costs and hard costs, bonds, insurance, contingencies, allowances, etc.

  • C. Support Contractor pre-qualification, bid solicitation, bid analysis and recommendations

  • D. Support Contract negotiation, typically in concert with the Client’s PM and legal counsel, including establishment of all GC “business terms" including mark-ups, fees, insurance, labor rates, escalation, etc.

Coordinate Design Team activities supporting Client PM:

  • F. Monitor to determine if AE is completing the complete list of City and/or other Authority approvals process, permitting, etc

  • G. Coordinate Constructability review of the project documents

  • H. Provide / Gather cost estimates working with subs and other vendors for scope gaps/changes

Coordinate Value Engineering effort:

  • J. Monitor Cash flow projections on a monthly basis

  • K. Assist client in identifying, scoping, buying-out and scheduling of all Owner direct vendors and consultants

  • CONSTRUCTION:

A. Perform field walks on a regular basis to monitor progress and address issues in the field

  • B. Manage General Contractor and other directly contracted vendors on the ground

  • C. Manage Cost / Change Control, including change order review, negotiation, and recommendations, delay analysis

Budget Management and Tracking:

  • F. Schedule monitoring, tracking and analysis

  • G. Document control (track and coordinate addenda,bulletins, new drawing sets, clarifications,etc)

  • H. Ensure QA/QC is being followed and report any issues/gaps

  • I. Invoice / Payment Application processing, tracking and reporting for the General Contractor, Vendors and Owner Furnished Equipment

  • J. Tracking of all key project documents, including submittals, RFI’s, change orders, invoices and payments, lien releases, etc

  • K. Coordination and management of all Owner-direct vendors, and consultants

  • L. Lead OAC meetings and other project related meetings

  • CLOSE-OUT:

A. Initiate close out process prior to project completion, typically two to three months in advance

  • B. Establish close out documentation requirements. Collect and track receipt of all close out documents until completion, including warranties, as-builts, O&M manuals, etc.

  • C. Assist with City and/or other Authority final inspections and occupancy process.

  • D. Manage punch list, substantial completion and final completion process(v) Negotiate, resolve and close out any outstanding change orders, quality issues or disputes

  • E. Process and track any final invoices, payment applications, retention payments, etc

  • F. Prepare and submit final project accounting and budget

  • G. Assist the client in scheduling, coordination and management of all Owner-direct vendors and consultants.
