About the Role

The Global Real Estate and Facilities (GREF) team provides real estate transaction expertise, business partnering, space & occupancy planning, design and construction, capital investment program management and facility maintenance and operations for Amazon's corporate office portfolio across multiple countries. We partner with suppliers to ensure quality, innovation, and operational excellence with Amazon's business and utilize customer driven feedback to continuously improve and exceed employee expectations.

GREF's Workplace Design and Construction team is looking for a Pre-Construction Manager to drive construction services on projects, including tenant improvements, new builds, expansions, and renovations of Amazon corporate facilities. Responsible for delivery of projects from early ideation through design and procurement, this individual must be comfortable operating on both strategic and tactical levels, simultaneously acting as an internal ambassador, educator, analyst, solutions architect, and implementer. This role collaborates with leadership and other stakeholders to set a budget and schedule, then drive project objectives, scope, space allocation, cost, prioritization, and sequencing of requests all within the set parameters. All of this is accomplished by building strong design and construction project teams that thrive and excel through collaboration. The role also involves managing vendor/contractor performance to ensure timely completion, compliance with cost requirements, organizational standards, and other requirements and regulations.

Key Job Responsibilities

  • Represent GREF to internal customers for the delivery of their space.
  • Work closely with internal and external stakeholders, including transaction managers, portfolio managers, design managers, architects, design consultants, contractors, and subcontractors, to ensure decisions are made at the appropriate level and Amazon's priorities remain the driving factor. Lead constructive dialogue to resolve and prevent project issues.
  • Focus on scope development with internal stakeholders to develop the project charter for design direction. Keep the scope under control and accelerate progress by driving crisp and timely decisions, identifying and clearing blockers, and escalating appropriately.
  • Develop estimates, monitor project budgets, and prepare forecasts. Identify and mitigate project risks, ensure compliance with contracts and regulations, and resolve project issues.
  • Understand design and construction contracts, exhibits, and provide detailed analysis and approvals of technical matters.
  • Review and advise on landlord delivery conditions in LOI and lease documents, including premises delivery timing and condition.
  • Provide management of design and construction projects, which may include the following:
  • Develop project strategies, lead vendor procurement, and ensure appropriate resources are allocated to complete projects in accordance with strategies.
    • Lead project meetings and progress reviews.
    • Evaluate and review design changes proposed by customers with design managers.

A Day in the Life

Each day you will represent GREF in ensuring the on time and in budget execution of Amazon construction projects, while strategically improving processes. Daily tasks may comprise of construction coordination management and design document development with various consultants on projected changes, project status, ensuring consultants are meeting contractual obligations, and utilizing the Amazon information systems to record and update scheduling, budget and other key developments. Each day you will be navigating through uncertainty, proactively unblocking project barriers and influencing the best project decisions. You will be negotiating terms of contracts with developers, contractors and consultants all the while driving to meet or exceed schedules and budgets of the approved scope.

Daily tasks may be comprised of stakeholder management, coordinating with internal teams/vendors/contractors on projected changes and project status, ensuring vendors and contractors are meeting their contractual obligations, seeking sustainable environmentally friendly solutions throughout the design and construction process while implementing Amazon's building environmentally friendly practices, and utilizing the Amazon information systems to record and update scheduling, budget, and other key developments. You may be negotiating terms of contracts with designers and contractors all the while driving them to meet or exceed agreed-to schedules and budgets.

You will represent Amazon's interests in weekly architect, consultants, and contractor meetings providing input on root causes and corrective action. You will lead multiple medium sized to large sized projects of varying sizes and functions. You will be tactical and strategic working independently, interacting with leadership to resolve issues. You will provide estimating support.
